
DWARKA EXPRESSWAY (NPR): A wonderful signal free stretch connecting Delhi to Gurgaon on fast lane.
The work on Dwarka Expressway Gurugram is on fast lane. If we combine all 5 packages of Dwarka Expressway, the total stretch is 29.97 KM in length, which has 99 culverts, 12 over bridges, 13 underpasses, two flyovers and one ROB. An INR 1500 crore having a total width of 150 meter shall be ready by December 2022. This expressway comes under National Highway Authority (NHAI), and it is also known as Northern Peripheral Road (NPR) or NH 248BB (as formally known). Out of the 29.97 KM stretch, 18.97 comes in Gurgaon and remaining 11 KM stretch is in Delhi. Dwarka Expressway formally known as Northern Peripheral Road or NH 248-BB, under fast construction, which is an eight-lane controlled-access freeway (Highway) connecting Dwarka in Delhi to Gurugram in Haryana. It was planned for reducing the traffic volume of National Highway 8 while to make expanding urban area in the master plan accessible from Delhi.
This entire project was planned in 2006 with a budget cost of INR 7500 crore for which contract was awarded in 2011. A 3.2 KM long Central Peripheral Road (CPR), which is a 90-Meter-wide road is diverging through a trumpet junction to connect it to Southern Peripheral Road (SPR) about a 1000 meter before Kherki Daula Toll plaza (shifting consideration after Manesar is on card) on NH-8. CPR is smallest Highway of India. What makes this special is that it is the first time eight-lanes are being constructed on a single pillar, while only four and six lane projects could be constructed on a single pillar earlier. The work on Dwarka Expressway Gurugram will be completed by December 2022.
Sectors located along Dwarka Expressway (NPR) and Southern Peripheral Road (SPR): –
Towards the boarder of Delhi, the sectors lying along Dwarka Expressway are 113, 112, 111, 110A, 110, 109, 106, 105, 104, 103, 102, 101, 100, 99, 88B, 88A, 88, 84, 83, 37D, 36B & 36A. This super expressway will connect Southern Peripheral Road through a Clover Leaf Junction above NH 8, which leads to most of developed Sectors and few in the process of development alongside it, namely sector 75A, 75, 74A, 74, 73, 72, 71, 70, 69, 66, 65, 62, 61, 58, 56, 57, 50, 49 & 48. Sector 77 to 97 is also named as New Gurgaon. Hence, Dwarka Expressway and the residential and commercial sectors lying along this shall have the better edge over other sectors due to its non-restrictive connectivity and proximity to Delhi as well as IGI Airport. As the work on Dwarka Expressway Gurugram is going on with fast pace, the connectivity with Delhi shall be the boon for the properties located in its vicinity.
Innovative Technologies and Amenities are at sync while work on Dwarka Expressway Gurgaon in progress: –
Intelligent Transport System (ITS) is used to display important traffic information, CCTV cameras, vehicular pressure, etc. The project would also help reduce the traffic conflicts which cause extensive traffic jams. There will be elevated service roads at some junctions while underpass at important places like Basai, Bajghera and Gurgaon-Delhi border, which will provide smoother passage of vehicles.
All along the elevated stretch elastomeric bearings are being used between the pillar and the carriageway to absorb the excess jolts and traffic loads ensuring flexibility and absorbing the shocks to the structures. The 14 segments between the two pillars will be held by cables to provide strength to the structure as the segments will be held together via duct cables passing through the holes.
The expressway is being constructed in 5 packages, which are as follows: –
Package 1 – In Delhi: At the estimated cost of INR 1000 Crore, this 5.3 KM stretch will originate from Shiv Murti at Mahipalpur through a clover leaf junction and ending at Rail underbridge at Sector 21, Dwarka. 3. 5 KM of this will be running under the airport runway through a deep tunnel.
Package 2 – In Delhi: A 4.2 KM stretch through Bijwasan rail underpass to Delhi Haryana Border
Package 3 – In Gurugram: The work on Dwarka Expressway Gurugram is of about 10.2 KM stretch consisting of dual elevated carriageway of 4 lanes each from Delhi Haryana Border approach of Basai Railway overbridge is being constructed at the estimated cost of INR 1333 Cr and it will have many intersections at service road and crossroads with underpass and overbridges.
Package 4 – In Gurugram: The work on Dwarka Expressway Gurugram on eight lane which is 8.77 KM of stretch will originate at Basai rail overbridge and will terminate through cloverleaf interchange near Kherki Daula Toll Plaza on NH8. The estimated cost of this package shall be INR 1047 Cr and is being constructed by L&T. Under this stretch, a minor bridge will be widened, additional ROBs, five VUP, six Bus Bays with Bus Shelter will be erected and four Junction Improvements will be carried out.
Package 5 – In Delhi: An east to west, running near 4 lane shallows from Dwarka Expressway to IGI Airport T3 Tunnel (also called Delhi Airport Tunnel Expressway) is being built at estimated cost of INR 350 Cr with North South connectivity to benefit commuters from Vasant Kunj Delhi.
While work on the 1st package (Shiv Murti to Sector 21 Dwarka Metro Station) hasn’t commenced yet, tree felling is underway in the 2nd package (Sector 21 Dwarka to Haryana border) of the project. Although, the construction work on either hasn’t picked up any pace. According to Manoj Kumar, chief general manager (technical) NHAI, package 2 work was awarded in October 2019 with a 2-year timeline and tree felling has started here. Though phase 1 work has also been awarded, permission from the forest department for tree felling is still not processed. Without this permission, work cannot commence on the project.
Dwarka Expressway shall be a hub for retails, entertainment, sports and offices: –
The French sporting goods company Decathlon is coming up with a flagship 50,000 SqFt mega store. The project will be constructed on a ‘built-to-suit’ format at the cost of INR 620 crore, to be developed by Vatika Group. xcellent connectivity is provided by the expressway to the commuters of Delhi and Gurgaon. This provides ample opportunity to investors of several real estate projects currently under various stages of construction. As a result, investing in property in projects being constructed on or near the expressway is a smart move.
Vatika’s India Next project is being constructed on a built-to-suit format with 1.2 million SqFt of leasable retail hub, namely Shopper’s Village INXT, will cater to a population of about 4.5 lakh to be present in its vicinity. Shopper’s Village INXT will be in the line of the world famous, Bicester Village, London and Xintiandi, Shanghai.
